Signs of hidden water damage
Not every leak floods a room. Slow leaks inside walls and under floors can go unnoticed for months. Here is what to watch for.
A slow leak can soak walls, insulation, and subfloors long before you see standing water. By then the damage is often large.
Signs you can see
- Brown, yellow, or tan stains on ceilings and walls, often with a ring around the edge.
- Paint or wallpaper that is bubbling, peeling, or cracking.
- Baseboards or trim that are warped or separating from the wall.
- Floors that cup, buckle, or feel soft. Laminate and hardwood are the most obvious.
- Visible mold, especially in corners and along the bottom of walls.
Signs you can smell or hear
- A musty or earthy smell that does not go away.
- The sound of dripping or running water when everything is off.
Signs in your bills and fixtures
- A water bill that goes up with no change in how you use water.
- A water meter that keeps moving when every fixture in the house is off.
Where leaks hide
- Behind and under dishwashers, refrigerators with ice makers, and washing machines.
- Under sinks and around toilets.
- Around water heaters.
- Under tubs and showers, especially at the drain and around the tile.
- In the attic or under the roof, around vents, skylights, and flashing.
How we find it
We use moisture meters to measure wet areas behind finished surfaces. This lets us map the damage without tearing open every wall. Once we know where the water is, we remove what cannot be saved and set up drying equipment.
